Hardwood, LVP, or Laminate? A Room-by-Room Decision Guide

One of the most common questions we get during a free estimate isn't "which floor is best" - it's "which floor is best for this room." The honest answer is usually different for every space in the house. Here's how we think through it.

Start With Moisture Exposure

The single biggest question for any South Florida room is: does this space see water, humidity, or a door to the outside? If yes, luxury vinyl plank or sheet vinyl should be at the top of your list. If the room stays dry and climate-controlled, hardwood and laminate both open back up as options.

Kitchens

Kitchens see spills, dishwasher leaks, and constant standing - it's one of the clearest cases for luxury vinyl plank. It's waterproof, warm and forgiving underfoot for long cooking sessions, and holds up to dropped pots and pans far better than a wood-based product.

Living Rooms and Dining Rooms

These are the rooms where hardwood shines. If your budget allows, engineered hardwood brings warmth, character, and real resale value to the main living spaces of the home. If the budget is tighter, laminate delivers a very similar wood look for meaningfully less.

Bedrooms

Bedrooms are low-moisture, lower-traffic spaces, which makes them a great fit for whichever look you love most - laminate for value, hardwood for a premium feel, or LVP if you want the whole house to match.

Florida Rooms, Lanais, and Sunrooms

These spaces get more humidity, more sun exposure, and often a sliding door straight to the pool deck. Luxury vinyl plank is the clear winner here - it won't fade, swell, or warp the way a wood-based product can in a room that runs warmer and more humid than the rest of the house.

Homes With Kids or Pets

If little ones or four-legged family members are part of the equation, durability and easy cleanup usually outweigh everything else - we'll cover this in detail in an upcoming post, but the short version is that luxury vinyl plank tends to be the most forgiving all-around choice.

Home Offices and Entryways

A home office is usually dry and low-traffic, so it comes down to taste - hardwood for a polished, professional feel on video calls, or laminate if you're furnishing the whole house on a budget. Entryways are a different story: they take the brunt of sand, rain, and pool water tracked in from outside, which makes luxury vinyl plank the more practical pick even if the rest of the home leans toward hardwood.

  • Moisture-prone room (kitchen, laundry, Florida room)? Choose luxury vinyl plank or sheet vinyl.
  • Dry, low-traffic room and want the real wood feel? Choose hardwood or engineered hardwood.
  • Dry room and budget matters most? Laminate delivers a similar look for less.
